I have been considering diversifying my portfolio by purchasing a holiday apartment in Bansko or potentially a rental unit in Sofia. With the recent fluctuations in the European housing market and rising interest rates, I am concerned about whether Bulgarian prices are currently inflated. Has anyone here made a property purchase in Bulgaria recently, and what are your thoughts on the long-term rental yields? I would appreciate any advice on whether I should wait for a potential market correction or jump in now.

I bought a place in Bansko last year. While prices have risen, they are still significantly lower than Western Europe. Don't expect massive capital gains, but the rental market during the ski season is decent.

Sofia is a completely different animal compared to Bansko. Sofia has steady long-term demand from young professionals. You should definitely check out this guide on rental yields before making any decisions.

Bansko is purely seasonal. Unless you have a management company on the ground, the maintenance fees will eat your profits. Be careful with those 'cheap' listings; is buying cheap property in Bulgaria actually worth it? is the real question you need to ask.

Interest rates are indeed rising, but inflation in Bulgaria is also high. Real estate is currently the preferred hedge for locals, so I don't see a massive correction happening anytime soon.
