Is it safe to buy real estate in Bulgaria right now?

I have been looking at some apartments in Bansko and Sunny Beach recently, but I am worried about the current economic stability and legal protections for foreign buyers. I have read mixed reviews regarding maintenance fees and the complexity of securing a clean title deed in certain regions. Does anyone have recent experience with the Bulgarian market or advice on whether it is a risky time to invest given the current inflation? I want to make sure I am not walking into a legal nightmare or a potential property bubble.

I have been looking at Sunny Beach too. The main issue isn't the price, it's the maintenance fees which can be quite high and sometimes increase without much notice. Definitely check the contract for those before signing anything.

If you're coming from outside the Union, the process is slightly different. I'd recommend reading this guide on buying property in Bulgaria as a non-EU citizen - legal advice needed to avoid the common pitfalls with title deeds.

Inflation is high everywhere, but Bulgaria's property market has remained surprisingly resilient. It's not necessarily a bubble, but prices in Sofia and Plovdiv are much more stable than in seasonal resorts like Bansko.

Bansko is great for lifestyle, but for pure ROI, you might want to look elsewhere. Check out this discussion on where are the best places to buy real estate in Bulgaria for investment? before committing your capital.

Make sure the building has Act 16. Without it, you'll be paying industrial rates for electricity and water, which will eat into any potential rental income or savings.

The purchase price is just the start. I was surprised by the local taxes and notary fees. There's a good breakdown of the hidden costs of buying property in Bulgaria - what should I expect? that I wish I'd seen earlier.

The legal nightmare usually happens when people don't use an independent lawyer. Never use the lawyer provided by the developer or the agency. That's how you end up with a messy title deed.

Bulgaria is joining the Eurozone soon, which many believe will stabilize the market further. It's actually a decent time to buy if you're looking at a long-term horizon of 5-10 years.

In Bansko, look for properties that are managed by reputable companies. Many 'cheap' apartments are in buildings where the management has gone bankrupt, leaving the common areas in disrepair.

It's safe if you do your due diligence. Get a proper survey, verify the lack of encumbrances at the Land Registry, and don't rush. The market isn't going anywhere tomorrow.
