Varna vs Burgas: Which city offers better investment potential for coastal property?

I am currently looking to purchase a holiday home on the Bulgarian coast and I am torn between Varna and Burgas. I want to know which city offers a better balance of rental yield, local infrastructure, and long-term appreciation. Are there specific neighborhoods in either city that expats should prioritize or avoid? Any advice from people who have recently bought in either location would be greatly appreciated.

I've owned in Varna for five years now. It feels more like a year-round city than a resort town. Burgas is currently seeing more industrial growth and port expansion, which is driving long-term appreciation. The Lazur neighborhood is the gold standard for expats—it's right next to the park and the beach. It feels much more laid back than Varna.
