I am currently looking at several coastal apartments in Varna, but I've heard some horror stories about title deed fraud and 'double selling' in the Bulgarian market. Does anyone have experience with developers asking for large cash deposits before the Act 16 certificate is issued? I want to know what legal precautions I should take and how to verify if a property has any hidden liens or outstanding debts. Any advice on finding a reliable independent lawyer who isn't affiliated with the agency would also be greatly appreciated.

Never pay a large deposit in cash, especially before Act 16. If they insist on cash, walk away immediately. It is a massive red flag for money laundering or tax evasion.
