Renting vs. Buying in Sofia: Is now the right time to invest?

I have been living in Sofia for three years and I am currently torn between continuing to rent or taking out a mortgage for a place of my own. Prices in popular areas like Lozenets and Manastirski Livadi have skyrocketed recently, making me wonder if the market is currently overvalued. On the other hand, monthly rents are also rising steadily, and I feel like I might be missing out on long-term equity. What are your thoughts on the current real estate climate in Bulgaria, and is it still possible to find good value for money?

I've been in Sofia for five years and honestly, the 'bubble' talk has been going on since 2018. If you are planning to stay for the next 5-10 years, buying is almost always better than paying someone else's mortgage. Just be very selective about the building quality.

Lozenets is definitely overpriced for what you get in terms of old infrastructure, but the demand there never seems to drop. If you're worried about the risks, you should read about is it safe to buy real estate in Bulgaria right now? before committing.

I shifted my focus from Manastirski Livadi to Mladost 4. You still get the mountain view, but the infrastructure and metro access are much better. Prices are high everywhere, but at least there you get more functionality for your money.

The rental market is getting insane. I'm seeing one-bedroom apartments in Hladilnika going for 700 EUR. At that point, your mortgage payment for a similar place would be lower, even with the current interest rates.

As a foreigner, the process can be quite daunting. If you aren't from the EU, there are extra layers of bureaucracy. I found some good info on buying property in Bulgaria as a non-EU citizen - legal advice needed which helped me navigate the land ownership rules.

Don't forget to factor in the maintenance fees and the 'repair fund' for the building. A lot of the new builds in Manastirski Livadi have high monthly costs that people forget to calculate when comparing to rent.

I keep seeing these 'deals' in neighborhoods like Lyulin or Tolstoy, but I always ask myself is buying cheap property in Bulgaria actually worth it? when you consider the potential for resale value later on.

The Bulgarian market is unique because so many people buy with cash. This keeps the market more stable than in the US or UK, so a massive 'crash' is less likely than a simple stagnation of prices.

If you can find a 'green' project (under construction) from a reputable developer, you might still find value. But the risk is obviously higher. Make sure you check their track record thoroughly.

I decided to keep renting for now. With the current prices per square meter in Lozenets, the price-to-rent ratio just doesn't make sense for an investment. I'd rather keep my capital liquid for a bit longer.

Wait for the Eurozone entry. Usually, prices spike right before and after adoption. If you buy now, you might catch the last wave of 'cheaper' Lev-denominated assets before everything recalibrates.

Sofia is growing, and the central areas are limited. Even if the market is 'overvalued' now, in ten years, you'll probably regret not buying when it was 'only' 2000 EUR per square meter.
